Conditions of Lease

Please read our Terms and Conditions carefully. By submitting your Deposit Payment, you agree to them.

1.) The tenant uses all facilities of the rented property and the shared pool at their own risk. Parents have to attend their children and are liable for them.
2.) Complaints regarding the rental property should be made by the tenant at the time of taking possession; otherwise it will be assumed that the property, in accordance with the inventory, has been found in good condition.
3.) The tenant undertakes everything to protect the rooms rented to him from damage and to leave them accordingly at the end of the rental period. If any item is damaged, the tenant must inform the landlord and is obliged to replace it (especially if it exceed normal "wear and tear"). The tenants must refund any damage to the house or contents caused by themselves or careless behavior (e.g. leaving the doors open for monkeys to enter). The tenant obtains two keys per apartment and has to return both at the end of the rental period. If the keys are missing 75 USD will be charged to replace all locks immediately.
4.) The main gate is to be locked when leaving the compound (excl. final leave).
5.) The house may only be occupied by guests who are listed in the contract. Overnight guests only with explicit consent of the landlord. It is not allowed to sublet the rented property, either wholly or in a part. The pool is reserved for registered guests only.
6.) Please avoid nighttime disturbances. Quiet hours: 10pm – 7am
7.) The official check-out time is 10 am. A late check-out is only available upon request and depends on whether or not there is another arrival on the date of departure. The rented property will have to be checked prior to the departure.
8.) Electricity is to pay separately as measured by the power meter(s), if the Air Conditioning System is used.
9.) Sanitary products and things that could cause an obstruction should not be thrown into the toilets or drains. Open fire is not permitted. Pollutions and noise are to be avoided in such a way that third parties are not bothered. Waste is to be separated using the provided bins. (It is to be segregated on basis of biodegradable (compost) or non-biodegradable (e.g. plastics) waste).
10.) No littering! Please do not leave any personal belongings or rubbish lying around in public areas.
11.) Where this contract contains no special conditions, Kenyan Obligations for rent are applicable.
